What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, an appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like stairs, patios, and fireplaces. They might make a rough sketch of the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area of the home and the overall layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services necessary?
